Inauguration of the first timber-framed ‘coliving’ in Spain, built by Eiffage Conscytec for Batipart Europe in Madrid

Eiffage Conscytec, a construction subsidiary of the Eiffage Energía Sistemas Group, has built Spain’s first timber-framed ‘coliving’ in the Tetuán district of Madrid for real estate investor Batipart Europe.

A building that has just been inaugurated, with the attendance of top managers from both companies, including the president of Eiffage Énergie Systèmes, Ludovic Duplan; the delegate of Eiffage in Spain and CEO of Eiffage Energía Sistemas, José Manuel Martínez; the director of Eiffage Conscytec, Asensio Rodríguez; the CEO of Batipart Europe, Ludovic Jacquot and the general manager of Batipart Europe in Spain, Raphaël Andrieu.

This sustainable construction project extends the existing Cuatro Caminos Madrid Coliving building, also owned by Batipart and managed by Urban Campus, located at 14 Topete Street in Madrid. The current building has 31 coliving units, to which 32 new units will be added in a building of 1,825 square metres. These will include private bathrooms, shared kitchens, and common rooms, forming a complex with 63 beds.

In addition, the building has common spaces and services, such as coworking, a gymnasium, an interior courtyard, two levels of terraces, an urban garden, and bicycle parking, which will promote a collaborative culture.

Important sustainability parameters

The Passivhaus-certified building will be carbon neutral, with CO2Null certification, which will serve to reduce 80% of its residents’ energy consumption.

In addition, it will be a renewable energy producer, generating 20 kWp of photovoltaic energy, which will partially supply the neighbouring building, the first phase of the project, already in operation.

It is particularly technically complex work that has been recognised by the client.

At the opening ceremony, Ludovic Duplan, president of Eiffage Énergie Systèmes, underlined the Eiffage Group’s commitment to sustainable construction.

For his part, Martin Fauchille, deputy general manager of Batipart in Spain, emphasised the company’s firm commitment to sustainability, not as an option but as a fundamental pillar of its growth strategy, in line with its values.
